Bluemead Farm Seeks to Add 10th Lot to Rumstick Subdivision

The Barrington Planning Board meets in the Town Hall at 7 pm.

The Barrington Planning Board holds a public hearing tonight, Sept. 12, on a request to add another lot to the approved master plan for the nine–lot Bluemead Farm subdivision in the Rumstick neighborhood.

The meeting starts at 7 pm in the School Committee Room in Town Hall.

The Board also will hold a public hearing on a proposed two-lot subdivision on a 3.38-acre lot at 83 Rumstick Road.

And it will form subcommittees and discuss the process for updating Barrington’s Comprehensive Community Plan, including new RI requirements.

The Bluemead Farm developers want to add another market-rate lot to the subdivision, which would then include 10 lots, including three affordable housing units. Frontage for the lots would be on Chachapacasset Road, Rumstick Road, Beach Road and a new street intersecting Chachapacasset at Lewis Street.

4.1 Public Hearing on Bluemead Farm Plat Amended Master Plan/Preliminary Plan Comprehensive Permit Submission. Applicant seeks approval of modified master plan adding one new market-rate lot to the approved master plan, combined with approval of preliminary plan submission. Project is to be phased, with one lot on Rumstick Road included in the first phase, and the remainder of thesubdivision in the second phase. Subdivision would create 10 new lots with frontage on Chachapacasset Road, Rumstick Road, Beach Road and a new street intersecting Chachapacasset at Lewis Street (Assessor’s Plat 10, Lots 3 and 8). Site is zoned Residence-25 and Residence-40. Portions of the site are within the Wetland Overlay District. Three of the units, proposed as one two-family structure andone single-family dwelling, to qualify as Low-Moderate Income Housing. Relief sought from provisions of the Zoning Ordinance and Subdivision Regulations under the comprehensive permit process.

4.2  (continued) Public Informational Meeting: Major Subdivision: Bluemead Farm Plat Conventional Master Plan Proposal. Nine-lot subdivision with frontage on Chachapacasset Road and Beach Road, with a new street at Lewis Street (Assessor’s Plat 10, Lots 3 and 8). Zoning: Residence-25 and Residence-40. Portions are within Wetland Overlay District. Project is subject to the Town’s inclusionary zoning requirements.

4.3  Public Hearing on 83 Rumstick Road – Preliminary Plan. Proposed 2-lot subdivision of 3.38-acre parcel. Waivers include development of a private road for purposes of creating a new lot. Relief has been granted by Zoning Board of Review for insufficient frontage provided for new house lot. Zoned Residence 25. (Plat 24, Lot 239).
