Meadow Walk Sudbury Asks Voters to Approve Zoning Plan

Meadow Walk Sudbury and National Deveopment ask voters to approve the plan at a June 13 special town meeting

The June 13, 2016 Special Town Meeting will ask Sudbury voters to approve new zoning and the Master Development Plan at the former Raytheon property, 526 & 528 Boston Post Road. The Planning Board, Board of Selectmen, Zoning Board of Appeals and Design Review Board have been meeting in open sessions with the development team of National Development and Avalon Bay, and their consultants, on the design of the Master Development Plan, including location of buildings, architectural style, massing, public amenities, streetscape, landscaping, traffic circulation, stormwater, wastewater, utilities, fiscal impacts and mitigation. Most of these meetings have been televised and can be viewed on http://www.sudburytv.org/.

These discussions have culminated in the proposed Mixed-Use Overlay District zoning bylaw, and the proposed Master Development Plan. These 2 items require approval at Town Meeting by a 2/3rds majority.

The elements of the Master Development Plan include 35,000 square feet of commercial/retail space; a 54 bed assisted care facility; 60 age-restricted condominiums; and various open space and public use areas. Other components of the overall development include the Whole Foods grocery store, which has been approved, and the Avalon Sudbury Comprehensive Permit application for 250 rental apartments, which is currently under review by the Zoning Board of Appeals.

In an effort to fully educate residents about the issues that have been under discussion over the last 6 months, this web page contains a great deal of information that has been submitted by the development team, and reviewed by the Town and its consultants. The Planning Board will host a public hearing and forum on Wednesday, May 25, 2016 from 6:30 to 8:00 pm at Town Hall. This hearing/forum will give residents the opportunity to ask questions of the various boards, as well as the development team and their consultants.
